Approximately 63 acres of well-established Ironmaster variety of Plains Bluestem going with this
year being it’s third season. It has averaged 3,480 lbs per acre of hay or 2.4 bales weighing an average
of 1450 lbs. Grass seed could be harvested off of the Ironmaster bluestem and sold. There are 14 acres of
cultivated ground that will be planted to wheat in the fall. Soil samples have been taken
and with the help of the Equity Exchange consultant the proper fertilizer has been applied the last 3
season. A gravel road and large gravel pad is on the south end of the property approximately 1/8 mile in
length. No electricity is on the property but is within ½ mile of the north end along the road. No water
well. Partial metal fence around the property. Beautiful view from the hill on the property would be an amazing home site.
