The Borrego Art Institute has continuing art exhibits and conducts workshops in art fields which are enjoyed and participated in. The land is all flat with maintained, public road and utilities on three sides. It is a block away from the Borrego Springs fire department, with quick response times for emergency medical services. Public sewer is also available within a block. For the developer, an important asset is that the land was previously used as agricultural disturbed soils. There is also a water meter with 3/4 inch service installed on property as well as an electric meter base. There is an old well on the property which we believe is currently dry, however the property has no water rights beyond the existing water meter for one residential manufactured home usage. There are limitations on development of all or part of the property due to flood control requirements, which will require appropriate engineering for San Diego County approval.
